Protection to Veteran Homeowners!

Feb. 16, 2012
Washington, DC.
Va Participates in Settlement($25 billion)
with Mortgage Banks.

“VA will continue its oversight of lenders
and servicers to ensure that Veterans and
Servicemembers are able to enjoy the benefits
of VA’s home loan program, including access
to no-downpayment loans and assistance in
retaining their homes should they encounter
payment difficulties,” added Under Secretary
for Benefits Allison A. Hickey.

VA has always provided assistance to Veterans
and Servicemembers who experience trouble
paying their mortgage, whether they have a
VA loan or not. Depending on the situation,
VA’s loan specialists can intervene on a
Veteran’s behalf to help pursue home-retention
options such as repayment plans,
forbearances and loan modifications.

To get help, Veterans and Servicemembers –
even those without a VA guaranteed loan –
may call a national toll-free number,
1-877-827-3702 to speak with VA loan specialists
who will provide information about the process
of obtaining a VA-guaranteed home loan, or
assistance in retaining their home loan or
avoiding foreclosure.

Va Loan Benefits for US Military Returning Home

2012 VA County Loan Limits

2012 loan limits: The procedure
for calculating loan limits for
2012 has changed from 2011. VA’s previous
procedure expires December 31, 2011.

If Congress passes legislation permitting
VA to calculate maximum guaranty as it
has in the past, the numbers below could
increase slightly; they will NOT decrease.
If that occurs, we will post announcements
and reissue this loan limit chart.

Loan limits: VA does not impose a maximum
amount that an eligible veteran may borrow
using a VA-guaranteed loan; however loan
limits establish the maximum possible
guaranty on a loan. The maximum guaranty amount
(available for loans over $144,000.00) is
25 percent of the 2012 VA Limit shown below.

A veteran with full entitlement available may
borrow up to the limit shown below and VA will
guarantee 25 percent of the loan amount.
If a veteran has previously used entitlement
that has not been restored, the maximum
guaranty amount available to
that veteran is reduced accordingly.
Lenders should check their own investor
requirements regarding guaranty
amounts and down payments.
NOTE: For all counties other than those listed below,
the 2012 Limit is $417.000.00

State / 2012 VA Loan Limit / Regional Loan Center
CA
County:
LA / $621K / Phoenix

OC / $621K / Phoenix

San
Diego / $477K / Phoenix

San
Francisco / $625,500.00 / Phoenix

San
Lis Obispo / $457,700.00 / Phoenix

$25 Billion Agreement: American Homeowner Relief

FEDERAL GOVERNMENT AND STATE ATTORNEYS
GENERAL REACH $25 BILLION AGREEMENT
WITH FIVE LARGEST MORTGAGE SERVICERS
TO ADDRESS MORTGAGE LOAN SERVICING
AND FORECLOSURE ABUSES

$25 billion agreement provides
homeowner relief & new protections,
stops abuses

WASHINGTON--U.S. Attorney General
Eric Holder, Department of Housing
and Urban Development (HUD)
Secretary Shaun Donovan, Iowa
Attorney General Tom Miller and
Colorado Attorney General John W. Suthers
announced today that the federal government
and 49 state attorneys general have reached
a landmark $25 billion agreement with the
nation's five largest mortgage servicers
to address mortgage loan servicing and
foreclosure abuses.
The agreement provides substantial financial
relief to homeowners and establishes significant
new homeowner protections for the future.

The unprecedented joint agreement is the largest
federal-state civil settlement ever obtained and
is the result of extensive investigations by
federal agencies, including the Department of
Justice, HUD and the HUD Office of the Inspector
General (HUD-OIG), and state attorneys general
and state banking regulators across the country.
The joint federal-state group entered into the
agreement with the nation's five largest mortgage
servicers: Bank of America Corporation,
JPMorgan Chase & Co., Wells Fargo & Company,
Citigroup Inc., and Ally Financial Inc. (formerly GMAC).

"This agreement--the largest joint federal-state
settlement ever obtained--is the result of
unprecedented coordination among enforcement
agencies throughout the government," said
Attorney General Holder." It holds mortgage servicers
accountable for abusive practices and requires them
to commit more than $20 billion towards financial
relief for consumers.

As a result, struggling homeowners throughout the
country will benefit from reduced principals and
refinancing of their loans. The agreement also requires
substantial changes in how servicers do business,
which will ensure the abuses of the past are
not repeated."

"This historic settlement will provide immediate
relief to homeowners, forcing banks to reduce the
principal balance on many loans, refinance loans for
underwater borrowers, and pay billions of dollars to
states and consumers," said HUD Secretary Donovan.
"Banks must follow the laws. Any bank that hasn't
done so should be held accountable and should take
prompt action to correct its mistakes. And it will
not end with this settlement.

One of the most important ways this settlement helps
homeowners is that it forces the banks to clean up
their acts and fix the problems uncovered during our
investigations. And it does that by committing them
to major reforms in how they service mortgage loans.
